How much will it cost me to let my property without management?

We offer a let only service which costs £200.00 for further information please see our 'Services' page.


Will you conduct viewings on my property and how often will they occur?

Yes, we will conduct viewings on your property as and when needed. A viewing would be arranged with any prospective tenant(s).


Do I have to be at any viewings?

This would ofcourse be your choice. We can conduct viewing without you being present as we offer this service as standard. If you do prefer to be at any viewings please advise of this.


What happens with any deposits?

We register our deposits with a government approved scheme called DepositProtection. They have strict criteria which we have to adhere to in order for us to register with them. Usually we will protect the deposit on behalf of the landlord however if insistent you may protect the deposit yourself.


When & how will I receive my rent?

Your rent payments will be issued to you on the rent due day or 1 working day later. Your rent can be either transferred to a bank account of your choice or can be collected from our office.


What references do I need to get before renting?

A Reference is required this can be provided by a previous landlord or anyone who has known you over 3 years and is not related to you. We also conduct full background checks on all persons over 18 named on the tenancy.


What happens with my deposit once paid?

Once you have paid your deposit, your deposit within 28 days would be registered with an approved deposit protection scheme. The scheme we use is DepositProtection, they would send you details once registered about your deposit. We can on request provide you with the details also.

On occasions if the landlord has requested the deposit, it would be passed over to them and they would register the deposit. If this was the case we would contact you to advise of this.


Who is responsible for contacting the utility companies after I move in?

We use a third party provider to update these, however ultimately you would need to contact each utility provider to ensure the details they hold are correct.


How and when do I pay my rent?

You may pay your rent by bank transfer, standing order or with cash at our office. You rent due date would be specified in your tenancy agreement.


How do I end my tenancy at the end of my contract and who do I contact?

To end your tenancy we would require this in writing which can be either posted to us or given to us at our offices. You would need to provide a notice period of 1 month prior to you wanting to move out. For further information please contact us on 0114 327 2020.


What happens if I end my tenancy agreement early?

You would forfeit your deposit paid and you would be required to pay for the remainder of the contract.
